The rights to motion pictures, video games, board games, and other things were acquired by Middle-earth Enterprises back in the 70s. Peter Jackson's Oscar-winning movies were made using licenses from Middle-earth Enterprises.

The price was not made public. The heirs of J.R.R. Tolkien, the author of The Lord of the Rings, have the book rights to their estate. Video games might have more potential than movies.
